WHAT WE DO
We monitor ALL planning applications in the Ascot area and comment in detail wherever necessary, on average on about 30%.
Each week, new planning applications and updates to previous applications are published by Bracknell Forest Council and the Royal Borough of Windsor & Maidenhead. We analyse these to identify those that apply broadly to the SL5 postcode area and then subdivide them between Sunningdale, Sunninghill / Ascot and Winkfield.
Each month, the SPAE committee meets and one of the main agenda items is Planning. Ahead of the meeting, a “Planning Agenda” is uploaded to the SPAE website comprising all of the new entries to be discussed. These applications are reviewed using criteria that include:
- In respect of housing layout and design, is the proposed development sympathetic in terms of the site, scale, form, height and materials to adjacent dwellings?
- With regard to housing density, does the proposal cause damage to the character and amenity of the area?
- For housing extensions, do they adversely affect the existing property or local street scene, do they result in loss of light or privacy to adjacent properties, or is there impairment to road safety or inadequate car parking provision?
Decisions are taken on whether to raise objections with the respective Council. Following the meeting, a “Planning Annex” is produced confirming the decisions taken at the meeting and is uploaded to the SPAE website.
We are your watchdog in monitoring planning applications, policy documents and council planning meetings. When necessary, we are represented at many public enquiries and, if developers go to appeal, we can make representations to the Department for Communities and Local Government where appropriate. Our officers are happy to give assistance on planning matters - we realise that even minor applications can concern neighbours.
